What will a land survey cost at GPS Ltd?

Many surveyors charge per hour. Cost depends on the type of survey and equipment required, weather conditions, availability of existing records and controlling monuments, type of terrain, access to the property and the surveyor’s familiarity with the area. A surveyor can usually provide an estimate based on experience, and GPS Ltd may ask you to sign an agreement describing the services, completion date, fee and payment schedule.

What does the surveyor need from me?
  • The purpose and type of survey.
  • The deed or Certificate of Title reference of your property.
  • Any survey documents related to the property.
  • The history of ownership, if known.
  • Names and addresses of adjacent property owners.
  • Details of any boundary disagreements.
  • All monuments marking your corners or lines.
  • Abstract and title opinion, if available.
  • For NHC or Federal Government purchases, an allocation or approval letter.
What will a Licensed Land Surveyor do for me?
  • Study your property description and give a professional opinion of your boundaries.
  • Set and mark monuments at your property corners.
  • File the “Plat of Survey” where required.
  • Provide additional copies to specified parties.

What if I have a concern or complaint with a surveyor’s work?

Ask the Land Surveyor for an explanation, and obtain a second opinion from another Licensed Land Surveyor. For a serious complaint, contact the Chairman, Land Surveyor’s Board of St. Kitts and Nevis, or the Minister of Sustainable Development, Government of St. Kitts and Nevis, Church Street, Basseterre, St. Kitts.

What should landowners and clients be cautious about?
  • Contact the surveyor well before the survey is needed.
  • Do NOT replace a survey monument with a post — set a post beside it.
  • Do NOT move, remove or replace a survey monument; disturbing one is punishable under The Land Surveyor’s Act 2000 of the Federation of St. Kitts and Nevis.
